			<content:encoded><![CDATA[<p>We think downtown Bellevue is a great place to live, and we&#8217;re glad to see that condominium sales are up in our area this year.</p>
<p><a href="www.onemainstreet.com" target="_blank">One Main Street Condominiums</a> sold 2 more of its 57 homes last week. The remaining 10 homes, a variety of 1-bedroom condos, range from 662 to 880 square feet and are priced at $299,900 to $439,900.</p>
<p>These residences feature air conditioning, German-engineered cabinetry, hardwood floors, and garage parking. The location includes a new retailer, the Italian deli Mercato Stellina, on the main level.</p>
<p>In January, <a href="www.bellevuetowers.com" target="_blank">Bellevue Towers</a> sold 13 homes, bringing this urban condominium project to 50 percent sold. The remaining homes include studio and 1-bedroom condos priced from the $300,000s, 2-bedroom residences priced from the $600,000s, and penthouses priced from $2 million. The homes range from 807 to 6,398 square feet.</p>
<p>Bellevue Towers offers concierge service and gives residents access to a variety of amenities, including: a 24,000-square-foot urban garden, a private screening room, a large dining room with a terrace and kitchen, a fitness center, a spa and sun deck, and a terrace with a fireplace and barbecue grill.</p>

<p>The data showed that within a 6-month range, from June – December 2011, 11 condos were sold.  The units averaged 1,988 square feet. On average, the 11 condos sold at 97% of their listing prices.  As the article points out, there are likely additional discounts that are being given to buyers, such as closing cost credits or upgrades within the units.</p>

<p>The company reported that it was &#8220;out of contract&#8221; on the southern part of the block, according to an article in the Seattle Daily Journal of Commerce. Touchstone Corporation had a purchase-and-sale agreement with Wasatch Development Associates, which owns the superblock.</p>
<p>The Washington Square superblock &#8212; bordered by Northeast 8<sup>th</sup> and 10<sup>th</sup> streets and 106<sup>th</sup> and 108<sup>th</sup> avenues northeast &#8212; <a href="http://www.downtownbellevue.com/2010/08/20/rendering-appears-for-washington-square-proposed-project/"  target="_blank">was intended</a> to be a 15-story complex with 250 hotel rooms, about 320,000 square feet of office space, and 20,000 square feet of retail space, according to Touchstone&#8217;s website.</p>
<p>Now Wasatch Development Associates is working with design firm NBBJ to develop a project with office, hospitality, and retail space on the 10.5-acre block. The northeast corner of the block could also include housing.</p>

<p>In the last couple years there has been an abundance of frozen yogurt shops in Downtown Bellevue. Unfortunately it looks like Shnoo was not able to survive and has recently closed its shop, which is located at Washington Square next to Top Pot Doughnuts. This is the 2nd frozen yogurt shop to close in Downtown Bellevue, as 3 Berries at The Courtyard Marriott was also previously a victim to the excess amounts of frozen yogurt establishments.</p>
<p>Red Mango, Blissberri, and CeFiore will be met by Yogurtland when it soon opens on Bellevue Way. Will another shop fall victim in the year to come?</p>
